How do you sell a multi-million pound house? Not by rattling off square footage or parading through empty rooms. When high-end estate agent Mr & Mrs Clarke approached us on behalf of their Hull-based client, the brief was clear: create a film which would spark imagination and capture hearts.
Thorpe House, near Robin Hood’s Bay outside Whitby, provided the backdrop. But while the filming took place on the coast, the project was firmly rooted in Hull, with the client wanting a film which stood apart from the usual property market fare. Instead of producing a conventional room-to-room walkthrough, we pitched the idea of creating a moody, cinematic trailer that posed a single question: what would life look like if you lived here?
To bring that vision to life, we cast an anonymised figure to embody the “future owner.” This character moved through everyday scenes – picking up groceries at the local farmers’ market, strolling along the coast, relaxing on the beach. By focusing on lifestyle rather than bricks and mortar, we invited viewers to project themselves into the story.
The strategy was bold – an advert for a house without a single shot inside the property. But sometimes the best video marketing in Hull and East Yorkshire comes from breaking convention.
